12 Tips to Sell Your Home

1. Clutter – less is better. Too much “stuff” distracts buyer’s attention and can make a room look smaller. You are planning on moving, so you may as well pack away wall hangings, pictures, furniture, decorator items, etc. Clear kitchen counters.

2. Flooring – If the carpet is worn or dirty, get it replaced or cleaned. If replacing – neutral colors

3. Paint – this is probably the least expensive thing you can do yet makes a difference to a buyer. Paint interior walls – choose a neutral color such as a shade of beige. White walls are stark, beige tones add warmth to a room. Touch up exterior or if it has been painted in years a fresh coat will be needed. Curb appeal is essential.

4. Odors – it is easy to no longer notice some odors such as pets, or smoke yet this is a big turn off if there is an odor. Regardless of the condition of the house many buyers will immediately discredit your house and probably cut their viewing short.

5. Check out the entry to your home – does the front door need painting or replacing. How does the hardware on the door look – can it be polished. What about the door bell – does it work if not fix it.

6. Oil squeaky doors, tighten door knobs, clean and repair all windows, repair any leaking faucets and toilets.

7. Bathrooms – repair loose tiles, apply new grout where required, remove old tub caulk and install new caulk, clean glass doors (vinegar works wonders), tighten toilets if loose, vacuum/clean exhaust fan

8. Kitchen – clean the oven, cook tops and exhaust fans. Make sure appliances are working.

9. Replace all burned out light bulbs and clean light fixtures

10. Trim the trees and shrubbery, mow the lawn, clean flower beds and freshen them with mulch

11. Pressure wash walk ways and driveways
